This type of testing is typically required for real estate occupancies and "transient group populations" recognized by most state governments to be those of 15 or more.
Testing must be done by a "Certified Water Collector", and tested by a state certified laboratory in order to ensure the validity of the samples.
Testing is performed for two vital constituents which are:
Nitrate Bacteria (Coliform and E. Coli)
Passing test result for Bacteria: Absent or < 0 Passing test result for Nitrate: < 10 mg/l
This test is specifically limited to these two constituents as they can theoretically result in death or severe injury if present in certain conditions at unacceptable limits, and are, thus, heavily regulated. Resulting paperwork is presented in an official format and is taken to settlement, or filed by the "collector" or collector's company &/or agent, with the appropriate governing state body. If test results are in the failure range, remediation is required to proceed with the transaction or service of water for human consumption. Our Certified Water Specialists can provide options and guide you through the remediation process in an efficient and timely manner. For real estate transactions, we are very aware of timing requirements, and we will get you to settlement on time.
For transient group situations, we offer predetermined regularly scheduled visits and complete filing services, that will keep your business in compliance and in business.
SECONDARY TESTING
This type of testing is typically arranged by a private consumer or agency in order to understand the cause of pipe corrosion, staining, unpleasant odors, and other resulting symptoms created by the presence of certain constituents in the water.
It is known as "secondary" because these constituents are not normally dangerous to your health* but nonetheless, can cause potentially severe problems in the plumbing, fixtures, hot water heaters, and overall household or facility water quality. They have been assigned action levels by the EPA, but are not required to be treated, albeit, some home buyers will stipulate they be corrected in a purchase contract. Since poor water quality is noticeable after EPA standards are exceeded, although, not harmful to your health, the water gains a questionable quality and is often remediated for its general desirable usage.
The exception to this rule is in the case when the plumbing is copper, and plumbed before 1984, when the EPA enacted the National Drinking Water Act, and among other things, lead solder was banned. If the facility was plumbed before this time, t is likely the solder joints may contain lead which will leach into the drinking/consumable water. Since the action level for lead is 10 ppb or greater, but the maximum contaminant level goal" or MCLG, defined as "where no known health effects occur" is 0, remediation is prudent.
In older plumbing systems that are composed of consistent lead distribution lines (which still occur in certain cities and in many older homes and buildings), lead remediation is prudent (even if the pH is normal to high, or basic, and leaching is not intensified.
*Some secondary standards can be potentially dangerous if they exceed certain limits
FULL SPECTRUM
Since wells are regarded as unmonitored water supplies, many people consuming this type of source water, are validly concerned with the state of their drinking water. There are no governing regulations for regular testing of such supplies, unless they fall into transient group populations and similar situations that mandate testing.
Consequently, we offer full spectrum testing that entails nearly 100 different items, and can further be coupled with other tests to widen the coverage of the test. This type of testing is quite comprehensive and is reasonably inexpensive compared to how much it would cost if each test in the spectrum was performed individually. The nature of the spectrum typically includes primary, secondary and pesticide and herbicide testing, and is formatted in a formal report which can be interpreted by you and your Certified Water Specialist. Action levels are clearly spelled out, and remedial actions are advised in the report if a result exceeds an action level, whether primary or secondary.
Please be aware that water quality can change very quickly, particularly in the case of aquifer fed wells. Consequently, we cannot guarantee the water quality for any specific frame of time after this test is performed. Regular testing is advised.
Please give us a brief description of the problems &/or concers you are experiencing. Be sure to include all your contact information and property address.
